  • About Your Village and Home

    What is a Rangeford later living village?

    Integrated retirement community homes, developed and managed by Rangeford Villages, specifically designed for the over 60s. Each village has a hub, The Pavilion, where you will be able to access communal facilities such as swimming pool and spa, fully equipped gym and the restaurant, bar and lounge. Exact facilities may vary by village.

    What are Integrated Retirement Communities?

    A Definition: Integrated Retirement Communities offer older people the opportunity to live independently in their own home as part of a wider community. Lifestyle, wellbeing and care services are available to support people’s independence and aspirations.

    Homes are available for purchase alongside a range of choices:
    • Integrated Lifestyle: Facilities like restaurants, bars, gyms, cinemas, community halls and gardens offer optional activities and social opportunities
    • Integrated Wellbeing and Care: Personal and domestic care can be delivered within people’s homes if they wish. Dedicated staff teams are on site 24/7
    • Integrated with Wider Communities: Connections with wider communities through family, friends, intergenerational, volunteering or leisure opportunities are valued and cherished

    Is Rangeford Villages an ARCO member?

    Our parent company, Rangeford Holdings Ltd, is a member of the Associated Retirement Community Operators. As ARCO 'Approved Operators' we aim to comply at all times with the ARCO Consumer Code.

    Associated Retirement Community Operators (ARCO) is the representative body for Integrated Retirement Communities across the UK, setting standards for the sector, and representing the interests of consumers and providers at national level. ARCO has 29 member organisations which provide homes for 78,000 older people in Integrated Retirement Communities across the UK.

    Where can my family and friends stay when they visit me?

    If you need or prefer additional accommodation when you have visitors, each village has a guest suite. There is a small nightly charge for using the guest suite, which needs to be booked in advance.

    Can my family and friends use the facilities at a Rangeford Village?

    Your visitors are welcome to join you in using the facilities at your Rangeford Village 

    Can I use the amenities in any Rangeford Village?

    As a Rangeford resident, you will have a membership to use the facilities at any Rangeford Village enabling you to have access as often as you like.

    Is there an age restriction to be a Rangeford Village resident?

    Generally, you need to be 60+ years old to be a resident at a Rangeford Village, although the owner of the property may be any age. This age requirement may differ for some villages due to planning permission requirements. If you are under 60 and have a disability where you require support to live independently, you may be considered as a Rangeford resident.

    Are pets allowed?

    We welcome well-behaved pets as per our pet policy. Please ask the sales advisors for village specific details.

    Where can I purchase groceries?

    There may be a small convenience shop depending on the village. We also arrange for local providers to deliver regularly to your door. We can assist with online shopping and some villages may offer a regular driven service to local shops and supermarkets.

    Is the village part of the local community?

    Integrating with the local community is important. Most of our staff are recruited locally and know the villages’ neighbouring areas well. Frequent trips may be organised for shopping and leisure, and some of our activities are provided by local tutors. Visitors are encouraged to attend certain village events and make use of some of the facilities. Local shops provide regular grocery deliveries to the residents. We even have a list of recommended local trades persons who can help with a varied list of jobs in your home. More importantly many residents are and remain part of the local community.

    Who manages the day to day services at a Rangeford village?

    The day-to-day and long-term management, staffing and maintenance of the village is taken care of by the in-house Rangeford team or specialist contractors, overseen by the Village Manager. This ensures each village operates smoothly and looks as smart in the future as it does today.

    Will I own my home?

    You will be purchasing your home on a 125-year lease basis. You will have your own front door and you will own your own home. 

    Can I make changes or improvements to my home?

    We ask that you discuss and agree any changes with the Village Manager. The village team may be able to offer advice on how best to accomplish your wishes, including providing you with a list of recommended local trades persons. This ensures that any changes do not adversely impact your home or those of your neighbours.

  • Care, Support and Assisted Living

    Are there Care and Support services at the Villages?

    Rangeford Care, Housekeeping, Wellbeing and Concierge teams can provide a bespoke range of services depending on your needs and wishes. Some of these services carry an additional charge (e.g. personal care and housekeeping) and some of these services form part of the monthly fees. You can tailor the services you want from one-off to regular help. 

    What if I do not need care?

    Many residents do not require care and support, but they will feel reassured knowing it is readily available in the future. There is no obligation to buy care or support services from Rangeford Care.

    Are there staff available during the night?

    There is a member of the village team on duty throughout the night at each village. They will be on hand to answer any emergency calls and non-emergency requests and provide the necessary support and co-ordination as required.

    Can you look after my home while I’m away?

    You can choose to let us know when you are away visiting friends or on holiday so the village team will know not to be concerned if they do not see you around the village. We are also happy to help in any practical way, for example we could water your plants or you could pre-arrange to return to a freshly cleaned home, subject to an additional charge.

    Can I arrange care assistance or housekeeping support in my home if I wish?

    We are able to tailor care and housekeeping services to meet your requirements from our in-house village teams. Whether it be for long term support or ad hoc occasions, you can decide and you only pay for the services you have arranged. 

  • Buying Your Home

    Do you have a showhome I can view?

    We have a number of showhomes available to view (unless still in the very early stages of construction), as well as completed homes, and we encourage you to arrange a tour of the village and the properties which best suite your requirements. Call our sales advisors to arrange an appointment.

    Can I buy early before a property is built?

    Where we are still building, you can buy ‘off-plan’ and be among the first to choose from the widest selection of available homes as well as taking advantage of any special offers. Our knowledgeable sales advisors can talk you through the homes' plans and specification, as well as explaining the village’s amenities.

    How do I reserve a Rangeford Villages property?

    Once you have chosen your home, to reserve just contact the village’s sales team. There is a simple reservation form to be completed, together with payment of the a reservation fee to secure the apartment whilst the purchase conveyancing is completed.  The reservation fee is deducted from the purchase price when you legally complete the purchase of your new home.

    Can you offer an incentive if I purchase?

    Periodically we offer village and plots specific incentives, which will be subject to terms and conditions. Please speak with our sales advisors for information about the current offers.

    Can you help me organise my move?

    At Rangeford Villages we recognise moving home can be stressful at any time of life, particularly if you are moving from a home you may have lived in for many years. We are here to offer practical support and have bespoke moving services available to make your move as smooth as possible. Our sales advisors to can explain how it works in more detail..

    Can you recommend a solicitor to handle the purchase of my new home?

    You will require a solicitor to handle the legally binding purchase of a Rangeford Villages home. We can introduce you to an independent solicitor who is familiar with your new home’s leasehold agreement, making the purchase process as easy and smooth as possible. They can also assist with the conveyancing for the sale of your current home. The solicitor is completely independent of Rangeford Villages, acting solely on your behalf.  You may use any solicitor of your choice.

    We encourage you to discuss your housing options with your family and friends, and to seek independent advice, support and representation as appropriate, in connection with a move to a Rangeford Village.

    How quickly can I move in?

    This depends on your circumstances.  The conveyancing for the purchase of your new home will take approximately six weeks but it can be quicker if desired. If you have already put your current home on the market, or if you are already sold subject to contract, then please speak with the sales advisors for advice on how to move to your chosen village as quickly as you wish.

    Do I need to pay a deposit?

    On exchange of contracts you will be required to pay a deposit of 10% of the purchase price, less the reservation fee paid when reserving your chosen property. The deposit and the reservation fee are both deducted from the purchase price when you legally complete the purchase of your new home.

    Can I change my mind?

    You have the right to cancel the reservation agreement at any time before exchange of contracts. If you cancel the reservation agreement or fail to exchange contracts we have the right to deduct reasonable administrative and legal fees from the refundable reservation fee.

    Will my new home be covered by a NHBC warranty?

    Each home has a NHBC Buildmark 10 year warranty policy. Any deposit paid is protected by the NHBC Buildmark policy.

    What moving costs do I need to pay?

    You will be responsible for your own moving costs. These may include but may not be limited to: your current home’s estate agency fee; your solicitor’s selling / purchasing fees and disbursements; stamp duty; and removals.

    What happens on my move-in day?

    Generally, you will have exchanged contracts prior to your move-in day. If you are legally completing the sale of your current home on the same day, there could be a delay in the funds reaching us to complete your purchase. Please bear this in mind when you are organising your removals. Our sales advisors will assist as much as possible with advice leading up to and during your move-in day. On the move-in day, whilst you wait for legal completion and to receive the keys to your new home, you will be able to relax in the village’s restaurant and lounge areas.

    How will I become familiar with my new home and village?

    Before your move in date, you will be introduced to the village’s after-sales team who will be your point of contact whilst you settle into your new home. This will include demonstrating how everything works in your new home as well as introducing you to the village amenities and social activities available. Don’t worry about trying to remember everything on your move-in day, we understand it is a busy day and there is much to do. The team will be on hand to help you settle in when best suits you.

  • Fees and What's Included

    Who is responsible for my household upkeep?

    The village communal areas are maintained by the village’s in-house team. You will only be responsible for your own home’s maintenance and running costs: utility bills, council tax, TV licence and general upkeep. 

    What is the monthly fee?

    The monthly fee covers the day-to-day management, staffing and maintenance of the village on behalf of the residents. We shall provide you with an invoice annually. You may make one payment or decide to pay monthly via standing order, bank transfer or cheque.

    What is included within the monthly fee?

    As well as the general management and upkeep of the village, the monthly fee includes your building insurance, wellbeing or concierge services, all gardening and landscaping services, 24-hour emergency support response and emergency services co-ordination, co-ordination of resident group activities including exercise classes in the gym, spa facilities, and your home’s window cleaning.     How much is the monthly fee?

    The monthly fee varies between villages, property and occupants. The current fee is noted against each properties’ listing within our All You Need to Know and Key Facts schedules which is available from our sales advisors or against each property’s listing on the Rangeford Villages’ website. 

    Will my monthly fee increase?

    The monthly fee will be reviewed annually. The review will either be made in accordance with the percentage change in RPI over the 12 month period to April, or is based on actual costs, depending on when your home was built/the terms of your lease. Specific annual review details are available on each village's All You Need to Know schedule which is available from our sales advisors or against each property’s listing on the Rangeford Villages’ website. 

    We will give at least one months’ notice of any change in the charge and consult with residents on the services provided. We will agree alternative arrangements if we are unable to provide a particular service or requirements change.

    What is the deferred Event Fee?

    Helping you to enjoy life to the full, we’ve split the payments between regular monthly amounts and deferred some to when you sell the your rangeford home (known as an ‘Event Fee’), letting you have more money in your pocket to spend on you and your loved ones, here and now. 

    The event fee charge varies depending on a number of factors. All of the information is clearly illustrated within our All You Need to Know and Key Facts schedules. These schedules and an example calculation will be found against each home’s listing within the Rangeford Village’s website. Our sales advisors will be pleased to provide you with an example calculation for the home of your choice, talk you through the information and answer any questions.

    Is there an additional charge when I want to sell my home?

    Rangeford Villages can handle the re-sale of the your Rangeford home. With this service you have the benefit of our experienced sales team handling the viewings, explaining all of the benefits of the Rangeford Villages’ lifestyle to potential purchasers and assisting with conveyancing. We can appoint or assist alongside a local estate agent and list the property on the Rangeford website. The resale service may be part of the event fee or there may be a resale administration charge, as described within the All You Need to Know and Key Facts schedules which are available from our sales advisors or against each property’s listing on the Rangeford Villages’ website.
